Morrocroft, the first major mixed-use development in Charlotte, is located in the SouthPark area. This commercial center consists of specialty retail, 451,000 SF of Class ‘A’ office space, plus the city’s first regional library. The 145,000 SF retail village is anchored by the 66,000 SF flagship Harris Teeter for which LS3P designed the exterior and the interior, setting the precedent for the Harris Teeter signature store branding. The village also includes structured parking and a free-standing bank branch.

Morrocroft Centre, the development’s office complex, occupies the larger central zone of the site and consists of 300,000 SF of office space in three buildings clustered around a reflecting pool and formal garden that acts as the public space for the complex. The Morrocroft Regional Library forms the southern edge of the reflecting pool garden, and transitions the commercial center to the surrounding single-family neighborhoods.
